Concrete cancer rarely stays quiet. We scope, document and repair spalling balconies, soffits and structural elements using engineer approved methods, then render and finish to match the existing facade. Reports are written in plain English so committees can sign off without a translator.

We carry out close visual inspections by rope or platform, then deliver a clear, photographic report with priorities, costs and timing. Building managers use them for sinking fund planning. Insurers and committees use them to make a decision in one meeting.

Water rarely enters where it appears. We work the building from the outside in, testing facades, balconies, joints and membranes until the path is proven. Then we fix it, document it, and warrant the work so it does not come back next storm season.

Waterproofing is one of those trades where the cheapest quote almost always costs the most in the end. We specify the right membrane for the substrate and exposure, prep properly, and install to manufacturer spec so the warranty actually means something. Balconies, planter boxes, podium decks, wet areas and roof junctions.

Every building with rooftop plant, gutters or facades that need access needs compliant anchor points. We design the system, install to AS/NZS 5532, and provide the annual recertification that keeps the building compliant and the trades on site insured. Sealant has a service life. When it goes, water follows. We strip, prime and reseal expansion joints, window perimeters and wet area junctions with the right product for the substrate, not the cheapest tube on the shelf.

Bringing the building back to handover condition. Facades, windows, carparks, walkways and pool surrounds. We use the right pressure and the right detergent for the substrate, so the building looks new without etching the surface or upsetting the neighbours. Window cleaning by rope access for the panes a pole will never reach.

The last trade before handover. We strip protective films, remove render and paint splatter, polish glazing, detail frames and washdown the facade so the building hands over the way the architect drew it. Coordinated with the site PM so we do not slow the certificate of occupancy.
